We can also provide you with an Insurance Reinstatement Cost Assessment sometimes known as a valuation for insurance purposes.
A few examples of recently valued properties include a rural tenanted bungalow and land outside Truro for a matrimonial settlement, an extended 3-bedroom end terraced house in Redruth that was being acquired by a Charity and two holiday cottages at Sennen for a client to assist them with future Tax Planning.
Often, we are instructed by the property owner, but we also receive instructions from other professionals such as Accountants and Solicitors on a regular basis.
Our reports provide a description of the property, its location, surroundings and condition which can affect value and our valuation is justified using recent sales evidence.
Whilst a valuation will reflect the overall condition affecting value, it is based on a more limited inspection of the building and if you are purchasing the property then a HomeBuyers or Building Survey must be considered.
All our surveyors are Registered Valuers under the RICS Registration Scheme. All our valuations are carried out in accordance with the RICS Valuation – Professional Standards (the Red Book) 2020.
Help to Buy:
We also specialise in Help to Buy Valuations. Under the Government Help to Buy Scheme if you sell your house or want to pay off the Help to Buy provider then you will need a valuation from a Chartered Surveyor.
We are finding as the interest free loan periods are starting to run out or owners are moving on that there is an increasing need for these valuations but not everybody is aware of this so if you are selling and you have a Help to Buy loan arrange your valuation in good time so as not to delay your sale or refinancing.
Shared Equity:
If you own a Shared Equity property, you will need a valuation to sell or to increase your share of ownership (staircasing). Your Housing Association will require an RICS Valuation which we can provide.
Probate:
The probate valuation will help you assess whether the estate has a tax liability or the estate is under the tax threshold.
Matrimonial:
Matrimonial valuations are normally instructed by the court on a Single Joint Expert Witness basis in the event of a dispute between parties.
Inheritance Tax Planning:
Many properties in Cornwall have been much loved family holiday homes for many years and consequently, the need can arise for Tax Planning Valuations as your shares in the property are transferred between family members.
Capital Gains Tax:
Buy to let properties or second homes etc can be liable for Capital Gains Tax which is the difference between the cost of aquisition and sale value. A valuation is often needed to establish both these figures.
Purchase:
Some purchasers need confirmation that the price they have agreed to pay is correct and / or to establish a marker for future tax liability.
We would also recommend that this is combined with a condition survey such as a HomeBuyers Survey, Building Survey or Snagging List.
Secured Lending:
This is a valuation prepared using the lenders proforma to assist them in their decision as to whether the property is suitable security for a loan. We would alway recommend, however, that this is combined with your own condition survey such as a HomeBuyers, Building Survey or Snagging List.
