Our team covers the length and breadth of the Cornwall, specialising in RICS Level 2 Home Surveys.  Over the years we have helped thousands of people buy their new home.  Our surveyors are here to help you through every step of the process and are at hand to discuss any concerns you may have.

The Home Survey  is particularly suited to a property of modern construction but is also suitable for many older properties.

Each part of the property is inspected, its construction is described and then its condition is assessed using the Rating System and we tell you what you need to do.  If you a require an Insurance Reinstatement Cost Assessment and Valuation, this can also be included.

DowlingDodd are Licensed by the RICS to produce these surveys across Cornwall and the Isle of Scilly. The reports are issued to clients electronically to your email address in PDF format.

WHAT'S INCLUDED WITH THE HOME SURVEY

Damp, timber defects, structural movement, sub-standard construction and condition of roof surfaces. Market Value and Insurance Reinstatement Cost Assessment (if required).

Issues that you need to discuss with your solicitor such as rights of way, alterations for which Planning Permission or Building Regulations were needed.

Health and Safety risks which can be as varied as dangerous electrical systems, lack of safety glass to internal doors and leaking boiler flues.

CONDITION RATING 1

This the best possible scenario. Condition 1 shows that no repair is currently needed. The property must be maintained in the normal way.

Defects that need repairing or replacing but not considered to be serious or urgent. The property must be maintained in the normal way.

CONDITION RATING 3

The most serious issues are highlighted as Condition 3: defects which are serious and/or need to be repaired, replaced or investigated urgently.

Not Inspected…

This indicates that this element which would normally be inspected cannot be seen. For example, this could cover a loft space with no access.
